Jonathon Vopinek

With a career spanning 20 years in operations, development and asset management, Jonathon has an unrivaled ability to determine a hotel’s true income potential stemming from his extensive hands-on experience and unique ability to distill challenges into opportunities. In his operational role with Marriott International, Jonathon learned the importance of managing labor properly to maximize productivity and mitigate waste, all while balancing the happiness and satisfaction of both the hotel employees and guests. Beyond the labor coefficient, his gifts lie in helping a hotel’s on-site team realize the potential of their property through improved revenue management and sales, cost-reduction, strategic capital improvements, and optimizing the guest experience.

In his role as Executive Vice President with RD Olson Development, Jonathon oversaw the pre-development and post-opening operations and asset management of a portfolio of hotels worth in excess of $1 Billion. Time and again, the hotels outperformed their respective pro formas thanks to his careful attention to detail and deft ability to drive operating margins.

Over the years, he has built close, personal relationships throughout the Marriott organization, including the franchise and development groups as well as the Managed by Marriott (“MxM”) team, and serves on Marriott’s Owner Advisory Counsel.

When you spend 20 years with the preeminent hotel transaction advisor, you work with and build relationships with the most successful and important owners in the industry. Over the years, Todd has advised on hotel transactions totaling multiple billions of dollars and across virtually every chain scale and geographic region in the country. As a result, there are very few hotel investors that have the extensive transactional insight that Todd has in understanding what drives value in a hotel transaction and how best to approach an acquisition and disposition to maximize value. Operating income generates distributions in real time, but optimizing the terms of the purchase and sale has an equally important role in maximizing investor returns. Most investors are capable of identifying a good buying opportunity, but few are equally as adept at timing their exit. For two decades, Todd has helped both publicly listed companies and private equity investors strategically sell their hotel investments for top-of-the-market pricing.

Todd began his career as a principal in a commercial real estate information aggregator that ultimately sold to CoStar. It was those early professional years of building that company that established in him the importance of information and how to distill it and apply it.

In addition to the numerous transactions Todd has been a party to in his advisory capacity, he played a key role in advancing syndicated real estate to retail investors through the advancement of Tenancy-In-Common hotel investments, completing nearly half a billion dollars’ worth of transactions in this vertical.
