Formed in 2021 by Jonathon Vopinek and Todd Ratliff, Lionshead pairs disciplined capital with $8 billion+ in combined hotel transaction, asset management, and development experience — a focused, conviction-led practice built to deliver best-in-class outcomes in hotel real estate investment.

We are not a fund. We raise capital at the deal level — affording our investors the opportunity to be selective about the assets they invest in and the frequency with which they do so.

Our primary objective is to provide predictable cash flow distributions and long-term asset value appreciation to those we invite to invest alongside us. In pursuit of that objective, we place capital in institutional-quality hotel investments through both the acquisition of existing properties and ground-up development.

Our investments are designed to be long-term holds, providing the flexibility to respond to market conditions in the pursuit of maximizing overall returns. The real estate component of any hotel is critical, but it is the dynamic nature of the operating business within the walls of the property that ultimately dictates investor cash flow throughout the hold period and the sale price on exit.

Two affiliated platforms extend the firm's capability across the asset lifecycle: Lionshead Development for ground-up execution, and White Label Asset Management for asset management and acquisition sourcing across the portfolio.

In one of the most difficult hotel development locales in the world, Lionshead acquired the resort, formerly the Montage Kapalua Bay — an oceanfront property framed by two of Maui's most celebrated bays. The asset is being repositioned as a St Regis Estate, Marriott's elevated luxury tier, and remains open under Marriott management throughout the property improvement plan. The investment unlocks trapped real estate value while elevating the operational model of one of Hawaii's most coveted resort sites.

Situated directly across the street from one of the most successful mixed-use developments in the country, Lionshead acquired the Courtyard in 2021 — just a couple of years after its opening and amid the hotel's recovery from the pandemic. The strategic location, institutional asset quality, and RevPAR potential made for a compelling investment. The Courtyard exceeded projected returns in the first year of ownership.

An enviable location surrounded by a broad base of demand generators — university (TCU), medical, leisure, and corporate. The hotel had not received a comprehensive renovation in nearly 20 years prior to acquisition. Within 12 months, every surface was redone: guestrooms, bathrooms, public space, exterior, and landscaping. Even with the capital expenditure, the all-in basis is less than half of today's replacement cost.

Jonathon has spent his career developing, owning, and managing hotels — directly involved in 10+ ground-up developments and the asset management of 30+ additional properties across all brands and chain scales. He has an unrivaled ability to determine a hotel's true income potential, stemming from extensive hands-on experience and a gift for distilling challenges into opportunities. In his earlier operational role with Marriott International, he learned the discipline of managing labor to maximize productivity while balancing the satisfaction of employees and guests.

As Executive Vice President with RD Olson Development, Jonathon oversaw the pre-development and post-opening operations and asset management of a portfolio of hotels worth in excess of $1 billion. Time and again, the hotels outperformed their respective pro formas thanks to his careful attention to detail and deft ability to drive operating margins.

Over the years, he has built close, personal relationships throughout the Marriott organization — including the franchise and development groups and the Managed by Marriott team — and serves on Marriott's Owner Advisory Council.

Jonathon is the founder and sole owner of White Label Asset Management, which has consulted on a $3.91 billion portfolio of 53 hotels spanning 27 brands across 20 states. The firm serves as asset manager for the Lionshead portfolio and helps source new acquisition opportunities.

Across more than 20 years at Hodges Ward Elliott — the preeminent hotel transaction advisor — Todd built relationships with the most successful and important owners in the industry. He has raised capital for ground-up developments and advised on the disposition of billions of dollars in hotel assets, across virtually every brand, chain scale, and geographic region in the country.

Few investors have Todd's transactional insight into what drives value in a hotel transaction and how best to approach an acquisition or disposition to maximize value. Operating income generates distributions in real time, but optimizing the terms of the purchase and sale has an equally important role in maximizing investor returns. For two decades, Todd has helped both publicly listed companies and private equity investors sell their hotel investments at top-of-the-market pricing.

He began his career as a principal in a commercial real estate information aggregator that ultimately sold to CoStar — an experience that established his discipline around information and how to distill and apply it. He also played a key role in advancing syndicated real estate to retail investors, completing nearly half a billion dollars in Tenancy-In-Common hotel transactions.
