Montage Kapalua Bay

In one of the most difficult hotel development locales in the world, Lionshead purchased The Montage Kapalua Bay. The Montage is a luxurious oceanfront resort in Kapalua/Maui, Hawaii, framed by two peninsulas and featuring high-end accommodations, curated amenities, and exquisite service. This investment was a unique opportunity to unlock trapped real estate value, while cleaning up the operational model of the hotel in the midterm.

Courtyard Alpharetta Avalon

Situated directly across the street from one of the most successful mixed-use developments in the country, Lionshead acquired the Courtyard in 2021 just a couple years after it opened and in the midst of the hotel’s recovery from the disruption of the Covid pandemic. The strategic location, institutional asset quality and RevPAR potential all made for a compelling investment. The Courtyard exceeded projected returns in the first year of ownership.

SpringHill Suites Fort Worth University

The SpringHill Suites University enjoys an enviable location surrounded by a broad-base of compelling demand generators, including university (TCU), medical, leisure and corporate. The hotel had not received a comprehensive renovation in nearly 20 years prior to our acquisition. Within 12 months of acquisition, every surface in the SpringHill was redone, including comprehensive guestroom and bathroom renovations, public space, and the building exterior and landscaping. Even with all the necessary capital expenditure, the resulting all-in investment basis is less than half of what replacement cost would be today.
